2001 Born Free 24' Rear Side Bed, Diesel Chassis

I'm looking at a '01 BF 24RSB, with diesel engine (40,000 miles), roof air w/heat strips, hydraulic auto leveling system, maual satellite dish, LPG 4K generator, awning, new tires & battery. Book retail N.A.D.A is $23,000, which I assume doesn't take the diesel engine into consideration. I'd like to know the fair market value of this unit, and also would love to get any input/advice from anyone who owns a Born Free on the Ford Power Diesel chassis. Thanks!
